In four steps. The owners appoint or confirm a management committee of at least three people; a majority of owners vote to appoint us (we supply a template notice and agenda); you hand over the current owner list, budget and site information; and we run the handover — transferring utilities, insurance and records, opening the new communal account, and sending your first monthly report within 30 days. There's no need to wait for a year-end.
The full running of the development: preparing and holding to the annual budget, collecting communal fees, operating the communal bank account, coordinating and supervising contractors, keeping pools, gardens, lifts and shared systems in order, arranging insurance and utilities, handling owner and resident communication, and sending a written report to owners every month. Everything is set out in your service-level agreement, so the committee knows exactly what is covered.
It means the management service is supported by an agreed service framework, helping keep responsibilities clear. This is designed to give owners and residents a more structured and reliable management experience.

Specialist work such as electrical, plumbing, lift servicing and larger repairs is done by vetted contractors, always quoted before it starts, with the trade price visible to the committee.
Often, yes. Many Paphos developments are occupied and need managing long before title deeds are issued and the building is formally registered. We can administer the development and its communal fund in the meantime, and help the committee through the Land Registry registration and committee-appointment process when the time comes.
